What would a piece of property like that in that part of the state normally go for? Around here, probably 4-5k/acre.
It will be interesting to see if the proximity to the Huff buck makes any difference in sales price.

Not sure what makes it nice ….
It probably go a 5k an acre or less at an auction or maybe more if it has any mature timber.

The property is in the area Dusty's deer was caught on camera and where sheds were found. With it being 80 acres of almost solid woods it could go either really low or pretty high. The timber will attract certain buyers and the game potential will attract others. I honestly see a timber investor buying it, logging it, then selling it again.

Access looks interesting at best… It shows a drive or two track off a county road be a nice section to hunt logging some of it might be good also open some of it up for food plots. I realize a big buck was shot close by and I’m sure he spent a day or two with some does but deer like that are not going to be behind every tree I’m sure you could take some nice deer off of it but deer like that had the stars aligned to get that big

The lady that owned that passed away awhile back. Property is by a little town called Zenas I went to school there in 1965. I live about 10 minutes south of that Property.

Access looks interesting at best… It dies say owned access and not just an easement. That makes a huge difference There is Two parcels it’s not combined. One is the 80 acres the other is the access land it’s less than an acre….I would guess the access is unpaved and grown up!

CONDUCT OF THE AUCTION: The minimum bid increase will be $5,000.
Surely the $5k starting bid is for the entire property.

Mostly fishing I can hunt small game wolf and birds lots of Partridges Any big game I have to use the service of a outfitter it can be a DYI / drop camp that’s what my father and I did a lot I wish I could big game bears are easy put bait out they will come unless the blueberry crop is huge than it’s harder Moose I know probably 8 places were I’d go sit at we go past them going to some of the lakes we fish always fresh tracks and lots of them lots of droppings and it’s not on common to see them
