There is a 147 acre parcel not too far from home that just got listed by Mossy Oak realtors for $1.9 mil. Pretty ridiculous, even if it's first rate crop ground, which it isn't.

The easement thing and not knowing about electric service would be a big factor in deciding on a property like this. Then knowing about your neighbors is another concern.

I believe they have to have a easement to sell it or it has to be published on sale flyer not 100% You can get power back to if it’s on the public road might cost you a fortune at least around here you could some of the new homes we do HVAC in sit in the middle of a section that puts you at a half mile back they also get Christmas Cards from the gravel company that supplies the stone for the drive

There is a lane/path that comes with property that’s 3/4 mile long Rough and steep at best …. Goes through woods on both sides owned by neighbors! Doubt there is power to main property.

With the new Amish community about 2 miles down the road, I wonder if they will pool their money for a hunting area? No need for electric and there is already a shelter to have lunch and tie off the horses.

Seems about right if it's farm ground, depending on the location and the quality of the ground $11k to $16k an acre is very common, sometimes even up to $18k

I wish I could even remotely afford land at home. I would love to have 40 acres + but I would have to be in DEEP hock for the rest of my life just to get even close. It is looking like land in MI or WI for me......crazy what the difference in price is.

Seems about right if it's farm ground, depending on the location and the quality of the ground $11k to $16k an acre is very common, sometimes even up to $18k Good dirt goes 10 to 15 around here some depends on tiles ditch’s shape of ground odd ball stuff is hard to farm with the huge equipment today how much is tillable dirts vs woods low areas things like that

I wish I could even remotely afford land at home. I would love to have 40 acres + but I would have to be in DEEP hock for the rest of my life just to get even close. It is looking like land in MI or WI for me......crazy what the difference in price is. Depending on the habitat, a lot of the stuff I see that looks affordable in northern Michigan and Wisconsin is low deer density. You might actually have more deer and better hunting on 40 acres in Indiana than 400 acres in the UP of Michigan, for example. There are definitely less expensive places to buy though. I would probably look more to Kentucky, or southern Missouri and Arkansas if I were looking for a hunting property and not bound to Indiana.

You have hunting at Cabin in Canada or just fishing? Mostly fishing I can hunt small game wolf and birds lots of Partridges Any big game I have to use the service of a outfitter it can be a DYI / drop camp that’s what my father and I did a lot I wish I could big game bears are easy put bait out they will come unless the blueberry crop is huge than it’s harder Moose I know probably 8 places were I’d go sit at we go past them going to some of the lakes we fish always fresh tracks and lots of them lots of droppings and it’s not on common to see them Where in Canada?

South of Indiana is too south for me, I want actual winter. For WI and MI I am looking mid state to slightly north of that (NO UP or very far north of WI). I am actively looking and hopefully in the next year I will be making a move. A couple of bonuses for me in MI is zero property tax as a disabled vet, no cost for hunting licenses and 2 extra early hunting seasons (6 days total-2 in SEP, 4 in OCT) with a rifle. We will have to see.

I have family in both states and they are higher than Indiana, way more. You may be able to actually pay less here when mortage and property tax are combined.

I didn’t think the moose and deer lived together or very close someone told me that they infected each other with some kind of worm if I remember it affects either the brain or spinal cord even though they are related

Nice section of ground I could see spending a lot of time on it. That’s the one thing I wish I could do more of at my place is hunt I knew going in but I spent so much time in Wawa and White River area about 40 miles north as a kid with my dad and Steve and his dad fishing it was hard to turn down almost like a second home before I even bought lots of good times had and have lots of good memories

I saw that after I posted. Good for them. Make sure you are far enough north to rifle hunt. The south does have some pistol calibers though.
